I'm looking for ideas or advise on what I can pursue with this now on my radar screen.  

I would suggest you spend extra time with your screening process in Hagerstown but $250 a door is very achievable in Hagerstown. 

I plan to self manage using the buildium platform to automate a lot and screen tenants.

I've read this article on the rule, (https://www.biggerpockets.com/renewsblog/2013/04/1...) which explains it pretty well but I still I don't know what number applies as a screening tool for my market.

It's not terribly difficult, and there are great tools on the website (sample tenant applications, tenant screening tips, etc) if you poke around the tools tab at the top.A couple pointers:  be aware of tenant anti-discrimination laws.  

In most cases screening with a basic set questions might help you in determining if you are a match.

Not doing it yourself is hit and miss, some agents look only for a heart beat other actually know what they are doing when it comes to screening.

Anyway as they leave my PM is now screening regular tenants not under section 8 and this seem to be working now.

No time for that and DEFINATELY no time to scrape all that glue up, the lino isnt going to budge either without some kind of blood sacrifice.I have to get these tiles in!

Bremner , I don't like the "trust your gut" idea of screening tenants, but I do very much like the "trust your gut" concept when it comes to vetting people with whom you do business.
