Hey Stuart, I would say to look into purchasing some lists for targeted groups such as pre-foreclosures, bankruptcies, divorces, probate etc.

In 2006 my wife of 33 yrs and I filed bankruptcy.

Also one of the major employers filed for bankruptcy in the 2019 with loss of around 250 jobs.

You can't evict the tenant if he has filed for bankruptcy.

She told me she had a bankruptcy in 2009 (dismissed), also her resume, filled out the application the same days etc. just did the background and credit check with Rent prep (chose the setting for 600+ score, max bankruptcy, Zero judgments).

I had one lady file for Bankruptcy and I was receiving two months of her rent from the bankruptcy court.

The corrupt builder tried to claim bankruptcy and is under criminal investigation.
