I've also heard of using a ground cover or ivy to cover the area as well. 

If there are doing something illegal I would think they would not want the police coming by to catch them.Maybe put up a privacy fence or plant some trees to block the light and absorb some sound between the houses.If all else fails have your tenant start calling the police every time there is an issue in the middle of the night.

As with any business, it's critical to know your customer, and to understand whether your product matches your customer's desires, needs, etc.If you plan to sell the property, then yes--1 bathroom will certainly be worth less than 2+ bathrooms.One middle-ground strategy is to buy a 1 bathroom house that has a floorplan and plumbing arrangement where it would be relatively easy and relatively inexpensive to add a 2nd bathroom, and then add that bathroom....I've done this before, and in my case it was very successful--it completely changed the tenant demand, produced a great CoC return from increased rent, and increased the value of the property. 

Unless there is unreasonable stomping around in the middle of the night I do nothing more than tell the upstairs neighbor that there was complaint.

It’s 210x210 square and the 1960 brick ranch sits in the middle of the lot, I was thinking of doing the quick flip and make $40-50k or just go for building new Constuction  town homes and tear the house down.  

If the guest disturb your neighbors in the middle of the night with music or anything, or smoke, or drug or bringing prostitutes to your place, etc... there is no compensation and basically no penalty for the guests.
