If they start buying more it would lead to more opportunities down the road but it could be a few years.I go back to relationships though as it’s key to have strong relationships with few versus week relationships with many.

You would need to talk briefly to a business litigation lawyer that is local to the property over the phone to get an idea of how cases are trending in this current environment. 20k is not a lot versus litigation.The KEY is if you think this business is viable long term in a post covid environment?

It would seem clear that you're going to build equity much more rapidly with the 15 year note versus the 30, but if you use the same period for analysis, 30 years, both will have you ultimately owning the property outright.

I’ve noticed the calculations for most north Jersey multifamily just don’t “pencil out” (4-6% cap rates) so you’re usually just paying a little lower rent for a property you own versus getting your apartment paid for 100% by the other 3 units.
