So buying at rock bottom prices all the way around the table, including the land, (I’m under contract 40k less then the appraised value)...where can I lose if I’m building at cost?

I ask this because I have several Business expenses that are not directly tied to any one property or tools/assets that are used for numerous properties (i.e. table saw, Utility Trailer, Simplisafe Unit, etc).

I know I can take on additional and unique challenges of a multi-family.

My time table was 14 years as that was when I would be looking at retiring.  

The kitchen table was my office. 

Your right on that, however, you do have to agree that this is a very unique situation.
