As of now rates can actually be in the higher 7's as well depending on the deal (FICO, property type, location, loan amount).

This will depend on the property type. 

If it is to play it safe and have a feel for the type of actual operating income that the property can produce before you put debt on it, that's a safe and solid idea.The good news, however, is that you're likely going to be purchasing a furnished property.

That type of behavior is everywhere masked under "trying to help a family".

This only fits with a small office type business.
