I am here seeking professional advice from someone who has walked the walk and can guide me where to go from here.Some of my goals are listed below:My main goal at the moment is to find assistance in forming a financial plan with the help of a mentor.My other goals once I have established a plan:- Short Term: "I will obtain a cash flowing real estate property within the next year.- Long term:  "I will have more than or about 5-10 cashflow producing assets making me 5-10k a month in profit.

From what I am observing it is seemingly reactionary to cover lower margins and out of necessity to make deals pencil.Meanwhile I am hearing this spun or disguised to help raise capital, negotiate better ownership splits or to merely keep the lights on.

We did get negotiate money from them to help with roof repair, but now know they were not honest on their disclosure.Our inspector missed  code violations, HVAC issues, pipes that had been worked on and issues hidden that had occurred while sellers lived in the house, signs of drainage and water damage inside the house that had been painted over, completely blocked dryer vent...and we are finding more daily.We have had the house looked at by a structural engineer and HVAC techs  that has told us we need thousands (likely tens of thousands) of dollars worth of repairs to make this property able to rent and come up to code for rental.

Don't listen to your agent at all, go on rentometer, airDNA, and other websites to help you make an educated decision on how your property will rent.
