I ransacked the internet and found my home address listed as active/available to show" the listing was published Jan7th and the went inactive/unavailable/expire listing on the date FEB 5th and the request to show the townhome was FEB 6TH  SAhe did the inspection the week prior and likely report the townhome almost move in ready to the landlor and then suddenly my inspection guy that did my "move-out-inpection" was in their for a second opinion and the her property management said "oh that was not your move-out inspection.

Too many investors focus on contract price and then round up and all of a sudden a deal looks great when in fact it's just what you described - the commissions, depreciation recapture, that new HVAC system, vacancies, etc all robbed the profit from it.

Not only is it a good idea to show where the water shut offs are (at least behind the toilets due to the concern about clogs) but also where the breaker box is.Very recently we had an incident where, on a Sunday (of course; all disasters happen on a holiday or a weekend) the tenant was running the dishwasher when it suddenly started smoking, popping and burning.

You say you don't see the benefit of a 1031 exchange in this market, but if you could buy 3 properties with the equity using mortgages and they each cash-flow 50% as well as the current property you suddenly have 150% the cash-flow you do now, plus you have MORE mortgage pay-down and 3x the properties to appreciate over time AND MORE depreciation to claim on your taxes!

@Christopher Stewart Well there are people on here with units in Scottsdale probably high end so lets see what they say but new carpet seems like you rented it with this carpet that is what you get and it is dry there so not like you are suddenly getting musty carpet.
