It is a good community to network and learn about all aspects of real-estate investing.

No matter what way you cut it if you make money on the deal you will be in a better position than not doing a deal and making no money.Check out IRR or internal rate of return as that would be much more helpful if you want to dive that deep into the numbers and will be the true rate of return on the investment vs just one aspect related to taxes.

This prepares the Owner for possible funding shortage due to the vacancy, and prepare if we have previously strategized about upgrades or renovation for the unit.

I think there's a second aspect to what you're saying Jay.

You had a methodical approach to your story, and I bet that type of thinking helps in all aspects. 

I liked the patient care aspect of being an SLP :).

What I like about it, is how he gives step by step instructions and detail information in every aspect. 

It was especially beneficial to hear about the unlikeliness that a lender will loan any money based on the potential rental income - I have been very curious about that aspect of the loan process.

Arkansas Code § 17-42-104, concerning exemptions, is 7 amended to add an additional subsection to read as follows: 8(c) A person or entity shall not under any circumstance qualify for an 9 exemption under this section if the person or entity: 10(1) Obtains an equitable interest in real estate with knowledge 11 that the interest was obtained on behalf of a person or entity that intends 12 to gain an interest in the real estate; or 13(2) Strategically circumvents the requirement for licensure 14 thereby eliminating remedies available to consumers through the commission.

However, since I am house hacking, there is also a neighborly aspect that gets added to the equation.
