Hi folks,I am a new member to the site and 1st time investor.

I keep seeing properties on MLS and similar sites in my area of Wichita KS where the asking price is 15-20% higher than what the local appraisal values the property.For instance , if the physical property has a value of 100k , but the asking price is 120k, does the the fact that there are existing leases in places warrant a 20% markup in the asking price?

Anyone using something new other than the typical sites?

Networking on BiggerPockets has been a very profitable resource for me personally as well as many others here on the site.

Now if you want to ask me to clarify my statement then I can do that, but please don't assume I am trying to trick or deceive anyone on the BP forums when there are smarter and bigger investors than me on this site.  

Especially live auctions.There are some people using auction sites to sell MLS properties, which can be financed.

Also, the site will tell you what type of property the condo is that you are referring to.

The structure is still very good etc.. looked it up on the county assessors site and it listed asis 84000 have me the deed holder name and address.
