There are a lot of gimmicks out there, such as eviction protection plans, free maintenance plans, etc. and Nomad is well aware that "guaranteed rent" sounds like a great selling point. 

But in a rooming house, they pay a much lower rent cost, and get the benefit of a professional cleaning crew doing common areas, kitchens and bathrooms, free high-speed Wi-Fi for their streaming devices, etc.

We want to start an LLC, the fee with our attorney is over $1000, i did come across legalzoom and other online LLC services which costs a few hundred. 

Section 8 tenants can be great, but the properties do have to meet specific housing standards, so factor in potential renovation costs to ensure compliance.

Someone with a construction background can contribute their expertise and build at cost without markups or profit margin.
