When you have the loan, convert it back to a 5 unit, and insure it as such.Things to look out for: Watch your loan documents to make sure there is nothing that prohibited about increasing the number of units.

Such loans without a personal guarantee (which IRS rules prohibit you providing on behalf of the retirement plan) are going to be a bit more conservative in terms of LTV, how quickly they will look at ARV on a property instead of just cost into the deal, etc.
