I may be reading you post  incorrectly as IDK what you mean between "custodian" and "provider" but you still have to have a custodian as the LLC would be owned by your SDIRA as just another asset. 

Ben, scrolling through some of your posts has given me a ton of confidence in my similar situation.

Your post doesn't make any sense and doesn't give anyone an idea of how they can help you other than that maybe you need a connection for a mortgage.

I started listening to the podcast and posting here a decade ago and it's been transformational for my life and business. 

Higher demand areas have higher demand for a reason - people want to live there, and that tends to put pressure on prices rising as compared to rents and therefore, typically results in lower cashflow.That said, some of the areas mentioned in the previous posts are interesting, for different reasons.
