Consider highlighting any special features to stand out, and maybe even offer a move-in discount to attract tenants quickly.

I find that selling owner user commercial property with 20% down and owner financing the balance is quite easy and usually results in at least a few quick offers.

What you need to understand is that you'll have to disclose two things in your offering document:1.

Keep in mind that no agent can win you a deal if your going below asking price and they have several offers at or above ask.
