@Eamonn McElroy - okay, I'll have my CPA translate that for me ;-)Our rental portfolio is definitley run and set up as a business and would pass a bright line test.We will definitley will be running different entity scenarios for 2019 to see which one works best in the new tax environment, but I am past the point where I understand all the nuts and bolts my CPA is talking about..

Which means your CPA splitting his bill 3-way, and getting 3 partial payments: one from each of the LLCs and the third one from you personally.Yes, I do realize that this sounds completely nuts, but this is what you're supposed to do if you truly maintain financial separation between your LLCs and yourself.

(Publically available, opens source DB, for postal use)    Pitfalls.... its really only 23 states, only contains mailable addresses (no lots/acreage), and you better be able to write a solid parsing script and sql queries, and ready to manage 80gb of databases unless you don't mind spending $1k / month for a cloud server with the nuts to handle a single 80GB db.
