I was originally thinking for traveling nurses and such since I live near the hospital, but good to take a better look and see what's already in the market.

Travel nurses are on somewhere near the bottom.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

He specifically targeted teachers and nurses (this is a rural area) because he felt they were the best bet.I have a property manager that manages my two out of state rentals.  

My son worked for a company that delivered prescriptions to nursing homes and similar facilities. 

Not sure there are many traveling nurses or doctors looking for that large of a place but it may get you closer to cashflowing but I would probably sell and try and 1031 exchange into a new property or 2
