Something my Momma used to say that has paid off for me in so many ways is, "God gave you two ears and one mouth, you should use them in proportion."

I couldn't be happier with them as well.

I'm currently using Craigslist and some other free classified sites, bandit signs looking for distressed property owners, word of mouth with my own network and software that gives me access to pre-foreclosure properties so I can do direct mailings.

Find a trusted handyman service at your local REIA group or by word of mouth in your area.   

@Philip Schultz  I wouldn't consider that area "rough" but I would be happier with it if it were south of the Beltway.Just for grins, I pulled up the comps for Crestmont Park area.

That said, the more people you talk out of investing here, the happier I'll be ;)
