@Andrew Millard Whenever this topic gets brought up, the same rational for not having an LLC is put forth: 'I've never heard of anyone in my life/on BP who has has gotten sued' That train of thought is a cognitive bias (Anecdotal Fallacy and/or Neglect of Probability).

@Tracey Robinson if it was me, I would buy in Washington, DC (I live her so I am bias) in a specific zip code or submarket and rent it to Housing Choice Voucher Program Participants (HCVP rent payments are based on neighborhood FMR-see one attached).

I put that in all caps because people are willing to say they are willing to do things far more often than they are actually willing to do them.If you want good people, you will have to go through a lot of not so good people; and some Gawd awful ones.It cost money to hire pro's to inspect your deals, to put together a non-biased/fact based/line item/complete bid for your project that includes timelines, budgets, scope, materials, and permitting/material order information.

So you can go around and around with the argument that there is no criteria that will be EXACTLY applicable evenly across every gender, age, religion, country of origin, race......Lawyers....they can argue about ANYTHING for hours....... until the argument is won in a court of law, its doesn't mean its law.

@Chris Seveney, in this case, even with equity and 7 years payments, we would attempt to acquire the CFD for less, but only because we believe there is a market bias against CFDs and many sellers would be prepared to discount.
