Not to knock the seminars, as I have met people who spent big bucks on the mastery program (Fortune Builders)and now they are making money at flipping properties and wholesaling, but give this website a try-I'm glad I found it, and join a REIA in your area through Meetup.com.

@Nate Garrett we just got back from a Fortune Builders seminar in OKC this past weekend.

Pretty fortunate turn of events for you. 

I have a duplex that has gotten mostly poor credit applicants, but I have a long term renter in one unit, and was fortunate to find a tenant with reasonable credit (a fair amount of debt, but not a single missed payment) for the other unit.

Fortunately I found BP, a great community where I can learn from real doers.

I am so fortunate to have truly great mgt. and a husband who does the maintenance on my bldgs. 

We then split the profit - I believe we sold it for $37,500.I was fortunate in a lot of ways with that deal, but the point is, that you can start with family and friends that trust you. 

Without a fortune saved up to invest in real estate, buying a multi using a 203k looks to be my best plan.
