You can also look into other sites such as Fundable.com or DPOUSA.com, which exclusively host third party offerings and don't do any of their own offerings.

Scott, you could start by chatting with an Arizona licensed attorney that works almost exclusively with real estate investors, including wholesalers, to determine when you should set up that LLC and discuss how it should be taxed, etc.

Since that transaction, I made the decision that I would focus exclusively on wholesaling, learning how to market to find off-market deals, learning how to identify a true "deal", and I also made the decision to get my real estate license.

@Quinten Sepe, Don't forget that if you sell that that former primary residence anytime within the three years after you move out you will still be eligible for the primary residence exclusion and will only owe the depreciation recapture from the time you put it into service.

I believe my best option is to get into a property with as many units as possible to achieve my goals faster, is this a feasible option for me or should I exclusively focus on MFR's (2,3 and 4 unit)?
