A Benefit Company, or B Corp, is a for profit company focused on social/environmental issues, i.e. not what you are looking to do.Also, you definitely need some type of operational agreement between you (the manager) and your mom (a member) of the LLC.

Otherwise, that house will sit on the MLS as no one will buy that house in its current condition.In one of my markets (with plenty of $120K houses of similar age/style), if that house was listed as an as-is short sale at $85K there would be no shortage of investor buyers making cash offers in the $50-60K range.

Each property is influenced by different variables, while they may be similar they are not the same.The similarities, general type, style, location, price level can be assessed as to value but not performance so much.

If I know it is a real steal, I will go ahead and grab it, but not worry too much about amassing a stockpile of things.I tend to be overly organized, so thought having some things handy and certain styles ahead of time might direct some of the choices during the rehab.Have read up on most of the posts here, but will also check out the pod casts - thanks for the tip!

Here's a partial solution and would like to get some feedback.I would like to start targeting houses I come across on the MLS that fit my criteria.Once I find the houses,send a letter directly to the owners with a cash offer low enough in my mind that should cover most if not all repairs,along with the expected holding costs and final numbers as they pertain to a good deal.The letter would emphasize a fast closing with the inspection as the only contingency.Obviously,I would do as much due diligence before hand on home styles I am most comfortable and familiar with.If the seller is interested in my low offer,he would have the real estate agent call me and set up a showing.Once I see the house with a contractor,at that point I can state we'll go into contract or pass.
