I also found a bank that would finance that low cost of property as a regular 30 year loan so payments on debt is way low obvious $100 - $120 per unit.

We made a decent bit each however in the western suburbs of Chicago it only cover either down payment or rehab costs, not both nor a turnkey house if looking at a rental which is what I would hope to do with it.

I had a similar situation thought I didn't go to court, they got late up to 2 months, but communication was fluent, I knew the issues that they weren't through and I did evaluate every time if I evict them or not, the late fees accumulated were a lot and they were paying as soon as the monthly payment was done.

Furthermore, the only way I can pay him is giving him my credit card info over the phone....he has no online payment portal.I still owe him for the inspection ($435) and am hesitant to hire another inspector right now.
