It has now been 6 months+ with no rent, cash to fix a new meter box, and cash to fix the rental property which they destroyed, and more.The advice in this thread is good.

It was crazy now that I look back on it.Well now we replaced basically everything possible since it was a destroyed rental property and the value has shot through the roof.

There is also a huge waitlist to get into the CHA program so I'd assume participants wouldn't jeopardize getting kicked out of the program by destroying the property either. 

Bad management destroys good investments and every city listed on here, including the cities and states that i said I like, have bad teams in them that can cost me money and that is a problem.The real answer, in my opinion, is that every city listed on here has good and bad.  

They ended up staying 3 months, didn't pay a dime in rent, ran up the utilities, destroyed the property, terrorized tenants, and costed me thousands in legal fees to get them out.

The trees are not on my property but destroying my pipes.
