I would suggest basic hygiene though, so they don't go ewww i dont wanna shake this smelly hobos hand or making a mess all over their nice furniture.

I remember a couple times having to cut furniture apart to get it out the doors.If you can get more than market rent by accepting Section 8 it may be something to consider but I personally prefer to rent to people who can afford to pay.

With furniture in place you have no idea what condition the place is in.

@Clayton Cissell The first time I rented to a friend they trashed the house, grounds, and destroyed much of the furniture in the furnished house.

Furniture will not count toward appraised value, although sometimes you can work it in creatively.
