The reason being that you get not only the heat loss through the window that has been mentioned, you also get actual air infiltration which increases that energy loss by probably triple.

If you don’t have these kinds of funds available, how do you expect to fix an air conditioner when it breaks or solve a leaky roof issue, or pay the plumber that comes out at 2 in the morning on a Saturday night to stop the flood in your basement?

I would make sure the new property is one you'd still buy even if the 1031 option didn't exist - it's got to feel like a lot of pressure when you're trying to complete the 1031 on time.
