I'm a newer investor looking for a mentor, I live in Nassau county New York.

I know I need to start being more interactive on BP forums and networking with local people here in the mid cities. 

Takeaways: Rents are down in NYC and SF, but have still climbed in such cities as Sacramento, CA and Riverside, CA.

@Ryan York - I agree with you that while the purchase price is lower than people from more expensive areas are used to, SFR still is not producing great cash flow unless you're buying serious fixer-uppers, in which case there's a ton of competition.

Options being considered are the city assessment or most recent appraisal x local market rise since then.Does anyone have experience with this, particularly how tenacious they are about verifying what you put.

I'm interested in connecting with agents or brokers in my area (Hollywood Hills/Studio City).
