It's built into the counter, which is covered in tiles.I am reluctant to replace the entire counter over a sink, so I was thinking of reglazing it, but I've learned that "reglazing" is not the same as reapplying the original porcelain glaze.

You should ensure that they are not only operational, but in today's energy efficient world know how antiquated they are compared to other newer'ish buildings, and what the cost is to upgrade or replace these systems.

If you consider that replacing the furnace he has now, from the 1950's, is really just a capital expense that probably should have already been done, he's probably recapturing those costs in a little over a year (for the added cost of the AC unit).
