It's your responsibility to ensure your neighbors have peaceful relaxation of their home and you failed to do this.

If she is so unhappy there,  you can always offer to let her out of her lease and peacefully part ways.

I have personally screened Section 8 tenants for my units in Oakland, and Concord, Ca as well as Cleveland, Ohio.......Might take a little more work up front, but it is a peaceful feeling knowing you will get that check like clockwork at the beginning of each month.This is not an absolute, but generally speaking I always askIn the last 5 years in Felonies or Evictions?

@Dawn Anastasi if I write into my business plan (not a non-profit, btw) some basic financial literacy counseling (Financial Peace Uni comes to mind, churches all over the nation do it in English and Spanish) as an offering for those buyers/sellers willing to take it, on MY dime, am I not improving the area by investing in the person? 

It will be more fun and empowering than trying to work things out with her, where she will always keep the upper hand.And you need to completely give up the idea of staying there and ever living in peace.  

How about offering them $25-50 per month discount, or perhaps extending the lease by 6 months to a year at the same rent and offering them peace of mind that their rent payment won't go up for at least some time.
