Unfortunately, I doubt you will find a lender willing to loan you any $ with no collateral or source of income verification to go off of.  

On a large complex of identical units I can see a selective initial showing of representative units and a contract contingent upon showing all, but for the 1-4 unit property, few buyers will want to write a contract contingent on seeing the inside unless its a smoking deal.

Tell that agent you do have a "trust but verify" policy, and the estoppels are your method of verification.
