I believe I'm in compliance with properly paying my couple resident employees who do a few hours of work for me, but I'm a bit concerned about what they are going to dig into and how much they will want to know about the small businesses I contract for various jobs (landscaping, painters, handyman, electrician, etc).

Since this is a 600 amp service with SIX strands of 350mc wire the size of your thumb we had to retain the services of an engineer to draft plans along with my electrician and I figuring out how we would replace service with an occupied building.

That possible tenant might be an IT guy that worked with a GC for six months ten years ago, and now wants to negotiate rent of the little knowledge he/she has.The best thing to do is to see what type of upgrades they are talking about, see if that is something you want to do, and then have the right person for that job come out there (i.e. licensed GC, licensed electrician, or licensed plumber).

We eliminated the upstairs because the ceilings were under 7' and couldn't be used as heated sqft, rearranged the floor plan, went through the permitting process and learned how all the trades worked during the process, connected with more contractors, electricians, plumbers, drywall guys, carpenters, investors.

You can't just add an outlet here and there where needed, most electricians will want to stick to code on that too which can mean adding outlets on exterior brick walls with conduit since they can only be so far apart.
