I am looking for buying someone problem , the self storage (location Houston , TX) seat on lot of 4 buildings 4300 SF (land 22,870 SF) around 70 units build 1998,the appraisal value (from HCAD web site) 192khave been vacant more than 5 yrs , need major rehab all units no doors , can't be expanded no more room.Total population 31,295Female population 16485 (52.7%)Male population 14810 (47.3%)Households 10792 (occupied 87.2%)Home owners 4100 (43.6%)Renters 5311 (56.4%)Average number of people per household 3.32Household Income Levels$150,000 or More 244 (3%)$30,000 to $74,999 3,934 (45%)Less than $30,000 3,211 (37%)$75,000 to $149,999 1,299 (15%) in 5 miles radius had cubemart self storage with 300 units and public self storage 400 units.My question is how much I will offer to buy ?

RBC, Scotia (who just tighten things last month), and BMO still appear to be in the market for investment mortgages.That said, if the bank has capped you at 100K mortgage - which won't buy a pretzel stand in TO - you need to check your debt to income {some banks will use DTI calculations similar to the US, others may also look at the "total household after-tax income to household debt" ratio}.Making accelerated payments on your own home is an excellent strategy as that debt is not earning you any money.

Even if unmodified, the shields/sleeves on the wires have deteriorated with age - or become part of someone's nest - leaving exposed wiring in walls, ceilings and attics ... we had an incident a few years ago where a tenant drove a nail to hang a mirror and shorted out three rooms {new acquisition at the time that has since been rewired}.Additionally, household electrical demands (a few light bulbs, a radio, and {perhaps} an electric icebox and/or range) were far less in the age of K-n-T and installations were not designed to accommodate today's electronic lifestyle.

I was able to refinance it after aggregating the group together when they were all on year leases and it was a stable household of solo professionals.

When compared to the last “normal” February, in 2020, sales volume increased 23.3 percent;-Days on Market (DOM) for single-family homes dropped from 48 to 41;-Total property sales rose 25.6 percent with 9,299 units sold;-Total dollar volume increased 43.5 percent to $3.5 billion;-The single-family average price rose 13.4 percent to $395,871, the highest of all time;-The single-family median price increased 19.3 percent to $328,000 – also a record;-Single-family home months of inventory registered a 1.3-months supply, down from 1.5 months year-over-year and below the national inventory of 1.6 months;-Townhome/condominium sales jumped 35.9 percent with the average price up 22.4 percent to $266,366 and the median price up 26.8 percent to $225,00 – both record highs;-Single-family home rentals rose 23.8 percent with the average rent up 6.5 percent to $2,052; -Townhome/condominium leases decreased 1.0 percent with the average rent up 7.9 percent to $1,767.
