A lot of people in Colorado look at other markets like KC, STL, Wichita because they are close. 

If you're close to breaking even and you're buying with almost no cash out of pocket it may still be worth it.

Unfortunately, "traffic and popularity" don't translate well into cash flow and cash-on-cash return.Don't get so caught up in the excitement of "doing" a deal that you miss actually "getting" a good deal.
