The houses themselves are tiny and each one almost looks like the next.

The guy with the tiny house trying to get a approval for a 2nd garage parking space was in a suit and all of the people working with him, engineers and architects etc came in suits and tiesThe guy with the huge estate who wanted to build a colossal unnecessary back porch showed up in a hoodie and flip flops (it was 32 degrees out) he acted annoyed he even needed to show up.

He took the same route when he was working on a tiny rental property.

House has wooden floors on which i can see signs pee which has turned black over time. 

The inspection found many many minor problems (like bad outlets, dangerous branches to trim, little minor cracks here and there following concrete blocks but all normal stuff, no diagonal stuff)  and 1 major problem, i.e. a couple of rotten/wet wooden beam and wooden floor plank in the crawl space, probably a few thousands dollars (2000-3000) to fix/them, no big deal. 

My landlords were making 700 from my unit, and there were three more units on the same lot(this was an older house refitted to three units, and a tiny little shack off to the side as another unit.)

In fact, I didn't want to even buy the house when I first saw it because it just looked like a bunch of tiny, disparate and unlivable rooms that had zero connection or flow between them. 

I have old tiny (450sf) studios right down the street that stay 100% occupied with a wait.

I'm more worried about vacancy in a mobile home,If you can figure out a way to insulate one better easily and inexpensively... maybe one of the newer wooden ones would be easier...
