I signed on it last week and it was recorded on Friday with the understanding that the current renters would be out by "the end of the month"  I had to stop by to check a couple things out on Friday and nothing has been packed and there were no signs of people moving out.

what forms do you have your contractor sign before starting a flip? 

Multiple people tell me that if I just simply keep paying the Taxes for 5 years (now 3 1/5 Years) with written checks and or a Debt card In my name that I will be offered the Deed to the property by Pima County and they will have the Trust/Title Company Office sign it over to me...

Scheduling, skip tracing, data entry, photo editing, pricing supplies, transcribing calls, etc. are all $10 an hour items you can outsource pretty easily.I think local $10/hr tasks are harder to outsource like placing bandit signs, picking up materials, etc..

But if you've bought it subject to the mortgage then you might be able to sign an affidavit that you have taken full responsibility for the payment.

It could be October 1 and first to sign can be someone looking to start a lease on Dec 1 because their current lease ends then. 

( bad sign ) So I did a walk through and the place is pretty bad!

I'm out of town investor, and I purchase a property in Cleveland, signed contract with a GC i meet on here, who was doing a decent job for some time, and I thought it was an honest guy.
