I'm considering:- Industrial - Apparently this is where the smart money is going in my market, but I don't know the first thing about making a good play here- Health care - Pretty much recession proof but it's hard to compete with the REITs for quality product- Office - Terrible in my market, might be good in others- Restaurants/bars - Cap rates almost as low as residential for quality local tenants, and much lower for NNNsWhere are you guys seeing high cap rates and good outlooks?

What are the obligations of a California SFH family of owners who rent the attic (which is one big finished bedroom with private bath) out to a single man who went missing the 2nd of the current month we now find out he was pulled out of his rental car and extradited from California to New York on a warrant out for his arrest for a DUI accident that happened 2 years ago.Details of the accident not that have a keen interest but for what its worth will share his story: victim, a retired man, who sustained a brain injury 2 yrs ago from that incident, has apparently taken the turn for the worst and decided to press new charges for new medical costs and decline in mobility/quality of life, stress, anxiety etc for the accident 2 yrs ago which insurance paid out but victim wants the settlement amount (175k) a second time over?

In Marina, because I would primarily buy a location (more than the apartment itself) where the demand will be always high in the future.Ah...and beware of the construction quality in Dubai, it may vary a lot on the contractor and you might find yourself in paying a lot of money for maintenance.Bottom line, I prefer to target the Euro market to build up my portfolio, not denying that good opportunities might arise from other cities (again, Dubai?

My research says I could go higher on rent and still not be at the area top for the quality of the unit, plus it includes W/D and alarm system with monitoring.

If your greatest concern is a potential downturn, you've already performed the wisest hedge - buying properties in high-demand locations. ...and if/when things go south, you have a few levers besides price to keep your properties performing:Providing quality finishes to set you units apart (which you may be doing already, based on your remodel comment).
