Find a good insurance person that specializes in what you're looking to do and have them look at deals before you buy them, it's a crap shoot right now. 40% isn't too crazy for the exp ratio without mortgage or replacement reserves, I definitely wouldn't go below that.

I see that they charge a fee and you have to upload a lot of info about the property as well as personal financial info.

Personally I like areas like Memphis and Little Rock better but I wouldn't shy away from Birmingham.

So, if the deal is contingent upon the removal of a person, I put that in the PSA.

These kinds of places are Works of Love and a life style - - are you looking to live there and take on a new life, OR are you an investor looking for a return?  

In this case, as long as the person is making all payments as they are supposed to. 

This strategy often will cover most, if not all of the actual mortgage, while you fix up the other half or life there (in your case school).
