Rather than try to minimize an expense, I'd focus on building a relationship with a team member: the attorney.

It reduces expense and build relationships with the tenants.

Probably based on the owner's existing relationships. 

However, they can also be deal breakers as they tend to over think and analyze much of the time.Best advice I can offer up is seek out and retain an attorney that can cover all your bases and plan on a long term relationship if you find them beneficial.

It depends on how hands on you want to be and how much you value relationships (hint: they are everything in business).The more you do to help out your clients, the more likely they are to keep coming back to you for leads.

Women typically have great people skills, are wonderful at building trusting relationships with people, and can sweet talk themselves into a great deal.
