Would you be able to and/or consider charging back the tenants for the water/sewer and garbage? 

(All utilities except sewer and garbage) are paid by tenants.THE MOVE-IN PAYMENT is as follows:First and Last months rent +  deposit and NON-refundable PET DEPOSIT (It pretty much took him about 3 months to pay for this, this is in part to having a bad property manager and I happen to live in Illinois.

KKR would not share action with the public unless the show was over and they were about to off load there own garbage which in my estimation is junk bonds.

As the saying goes, Garbage in, garbage out.

So try searching for garbage bin rental prices and get one at a reasonable price.

@Brandon Witt: they can foreclose for delinquent dues (not fees for leaving your garbage out, etc.)

Wholesaling is mostly a garbage dump of an "industry", but the good wholesalers treat it like a full business, not a stepping stone to something else.

@Sawyer Smith be sure to get a good handle on who pays gas, electric and garbage.

Do not go off the broker's pro forma - 9/10 it is garbage!
