Brand building is a marketing exercise, not a selling or sourcing exercise.

Dealing with the elderly is a totally different ball  game in real estate and there are mine fields that new investors need to recognize outside the RE strategy game.

My impression is that some banks are exercising the due on transfer clause either because they caught it and are technically obligated to, or want to ensure they will be able to sell the loan later without issue.

I've had "motivated sellers" who wouldn't even consider the offer I submitted, which wasn't even a low ball.

If so give me a shout, Id love to connect with anyone willing as I am ready to get this ball rolling!

I am looking for any guidance available as to how to get the ball rolling with rentals and even fix and flips.

I would not over think it now that you are into the properties because they both seem to be cash flowing good just keep the ball rolling.
