Unfortunately, you need to learn with tenants, you let them cross the line on stuff, it never gets better until you put your foot down.If they were Sec 8, did their case-worker know the tenant is supposed to pay for utilities?

If you file an extension to pay taxes late, if you don't track expenses in an orderly fashion, if you think buying and selling real estate is more fun than crossing T's and dotting i's then you don't have the personality to properly maintain an LLC and it isn't worth it for you.Generally, until you have Equity that you want to protect, you don't need an LLC anyway.

This time around, in addition to checking with my own PM, I would cross reference the rent they suggested with what was advertised on Zillow, trulia, hotpads, other PM websites, and I would call various PM companies to ask what similarly sized homes in the given neighborhood rent for.
