The date should be in the court decision which they mail to the landlord.After that the landlord can take the trash to the dumpster if it's in the lease agreement.If it's not, the landlord pays one month storage and put everything there.

However, since this appears to be your first purchase I would be careful and recommend a home inspection.

I've been provided by the seller what appears to be solid leases.What're some best practices in this type of transition? 

Hopefully it doesn’t come to this, but that would be a valuable document if this ever goes to court to define what was done during the rehab.
