Apartments are being built at record pace and it's still not enough.

The work-from-home industry has exploded from this, they are developing more tools and hiring people at a pace never before.

I need to scale in order for me to become financially free at the pace I want.

Or should I start bird-dogging on my own, go at my own pace comfortably and take their internship when I think I need the help?

Additionally, like you mentioned, I'd like to be able to float the mortgage myself in the event I find a trashed 4-plex and rehab the units myself at a pace in which my full time job allows.When you say suburbs or secondary suburbs, you mean outside of the Portland city limits, correct? 

I think everyone has a different path and pace of doing things.

It will but, at a modest pace and it will appeal to the more adventuresome type of traveler.

Respectfully,  if you think Sacramento’s economy is not on par and will pace Boise then you have not researched Sacramento.  

Also, while home prices are still fairly low they have definitely gone up, and in my experience rents haven't kept pace.  

You can go on limited sleep for a few days or a week but if you keep going at that pace you'll get burned out, won't perform to your abilities, and will could honestly be taking years off your life from stress.
