Additionally, like you mentioned, I'd like to be able to float the mortgage myself in the event I find a trashed 4-plex and rehab the units myself at a pace in which my full time job allows.When you say suburbs or secondary suburbs, you mean outside of the Portland city limits, correct?

You can go on limited sleep for a few days or a week but if you keep going at that pace you'll get burned out, won't perform to your abilities, and will could honestly be taking years off your life from stress.
