My Real Estate goals are 3 fold, short term buy, fix and sell transaction along with longer term spec building opportunities to build a portfolio of small to medium sized, cash flowing multifamily units. 

I was wondering about methods yall are using to come up with asking prices for lots where spec houses will be built.

Older people are "where it's at" if you want easy going renters.know how to look for termite damage... black specs (termite Fras) on window ledges, etc.  

I have a good list of investments ranging from REO, wholesale specs, malls, land development etc.

In-spec Home Inspections is the name of his inspection business, I forget the name of his construction division.

I just bought one for a New spec house with $230,000 in coverage and it was $589 for the year, but builders risk does not usually cover general liability (trip and fall insurance) workers comp is what covers your workers.

It is good but spec-wise it clearly is not and has never been the superior product...and they pay MORE than the superior products cost.

Act as an investor in a spec build and learn. 

I've preferred the Schlage locks in the past because they do not try to power the deadbolt - they simply unlock and the user turns the deadbolt - which leads to longer battery life and less chance of malfunction due to alignment changes in the door (a common attribute of winter with older buildings up here).
