Can you or can't you get access to the MLS (multiple listing service) by simple acquiring a agents license without working for a realty company?  

I went to visit one of the BP advertisers specializing in turnkey realty and EVERY property they have listed for investment was either in Detroit or a suburb thereof.  

I actually own Realty Income Corporation (Ticker symbol = O) and have gained about 60% in 2 years.

Definitely works out best if they are private and don't work for realty company.
