So I don't have any words of success, but I can tell you some basics of what not to do wrong like all the following I did, and am now paying for.Most importantly - Cash flow is king - If theres not sufficient cash flow, It will NOT be worthwhile, whether you think it'll appreciate, or think in 3 yrs It'll make enough rent, or whatever.

.- Subsidized deals are king right now, nothing like having tenants that don't have jobs to lose, so HAP contracts or Section 8 voucher transactions or anything like that are largely immune to the current sturm und drang.In terms of actual horror stories:- Big sponsor with lots of workforce housing that included many undocumented immigrants who can't collect unemployment, most of whom work retail or domestic services and none of whom are working now.

You could use "Lord of Land", "Prince of Parcels" "Property King" "High Priest of Real Estate" or "Guru Mentor" but I'd just go with my name without a title or just "Owner".I get a kick out seeing a person's business card with "President, CEO" of something like American Real Estate Enterprises.I know some pretty wealthy business types, their cards are more likely to be just their name centered, the lower left in smaller print is an address and a phone number on the lower right.
