@Amy Turnbull  If it's a one unit owner occupied property, there's a good chance you won't need reserves, but it will be up to automated underwriting. 

I've looked around the forums and haven't really found a comprehensive list of how other investors automate their business as to free up their time as much as possible.

I automate as much as possible.

There are a lot of tools out there which can help to automate some of this process for you (ie. uses the property address to pull that local residential lease, including all of the necessary clauses, disclosures, and pamphlets).

I can't tell you how many times wholesalers have quoted me ARV values using Zestimates.Zestimates use an automated computer algorithm to try to determine price, the problem often comes into play when the website pulls comps that aren't really comparable. 

See if you can automate or outsource the most time consuming tasks to free yourself up to find your next deal.

Infusionsoft is a great automated marketing system that I use and Mail Chimp is similar and even free I think.Also to find cash buyers and do mailers I highly recommend Freedomsoft.

Several management companies are able to automate specific reports and will work with you on what you'd like to see and how often you'd like them to send this data, other companies may have an online portal designed for investors so you have all of that information at the tip of your fingers at all times.5.
