Document the time you spent on the property compared to others, especially if you’re trying to qualify under the “100 hours and more than anyone else” test.

I'm not saying I won't ever represent myself, but the commissions aren't relevant in the grand scheme of things to me because there's plenty of money to go around everywhere if you're doing this right.

This is a follow up post to one I created yesterday regarding a DSCR loan.  

How did you find the deal/who helped you walk through it?

The problem I have about 120K of equity in the house that I would like to be able to access to put into some multifamily deals.

There are always people entering the market and leaving the market all the while the many investors that do this for a living will stay and grab deals.
