My objective is to buy about an acre of land, that is already leveled, access is being done, and utilities are going to be 5 feet from the property; and then build 3-4 shell retail spots on my plot, owner occupy one of them with a business and lease out the others.I am meeting with a developer this weekend, but have some wrong numbers regarding the average cost of building a shell space. 

I offer to return half because the buyer the one who has wronged me but I dont need to fight over a few grand so half is fine both partys are unhappy but we move on.

No right or wrong answer here of course but I'm a fan of it.

Most brokerages I interviewed and know of don't even take on part-time agents because it is such a liability if you are not educated on the ever-changing laws and forms and you do something wrong within a transaction.

So you could pay cash for a nice little STR.1) There's nothing wrong with sitting on some equity.

IF you want to run a business, nothing wrong with that.

an inspector will tell you everything wrong with a property, from the minor to the major. so if the inspection report finds a bunch of electrical issues, yes, you'd need an electrician to tell you whether they are $200 fixes or $2000. 

I would try to get a few properties quickly so that when something goes wrong in one, it will be offset by the gains in the others.
