@Michael Hacker I absolutely agree that prefab constriction is going to become much more popular in the next few years but the skilled labor shortage will affect prefab shops, in the U.S. especially,  as much or more than on site construction. 

Re: home buying plans:  I'm planning a (free) Meetup soon to share some strategies for "house hacking"  (maximizing the investment side of your home to make owning it more affordable) in the current hot east bay market and give aspiring house hackers a chance to network.

You get all those BP house hackers driving up the prices on the 1-4 unit properties.At any rate, I wish you well with finding another property.

For those that are pushing, or currently doing the house hacking strategy in Colorado, what is the back up plan if your life situation changes and you don't want to, or can't house-hack anymore because you are forced ...

I think Union City is getting super heated, so it's hard to find quality returns, particularly in the 2-3 family range because you're competing with seasoned investors plus house hackers plus pretty much everyone who can afford a down payment.
