I would also like to make it known I would do some work myself ( bathrooms, some flooring, trim, hardware ect....) so there would also be some savings in the labor.

E.g. shingles, drywall, flooring, trim, paint, water heaters, HVAC, etc.

Once we got in, we realized she was locked in her bedroom AND had deadbolted the front door, removed the trim from around the door to add the deadbolt.

But im going to be installing trim, cutting tile, etc.

Now that is a bit skewed as the sheetrock, trim and doors were carried elsewhere as was the paint.

Also all the base trim needs to come off the wall if possible. you could leave it on and use quarter round but that is questionable.

Two trees either need to be trimmed or cut down. 

Among other things, the instructions include having the lawn properly trimmed and mowed, and cleaning out garden beds.
